During this visit we will complete a room-by-room analysis and a home inspection with our general contractor and make recommendations that are within your budget and time-frame.

To get top dollar for your home we need to know exactly what we are up against. This is where our Comparative Market Analysis is essential. Our CMA will examine all the similar properties and sales in your proximity which gives us a solid foundation with which to base our marketing plan and sale price.

Once we have decided on a precise plan it is time to put that plan in motion. We will put you in touch with all of our most trusted professionals – from cleaners, stagers and painters and get your home into tip-top shape for sale. Our general contractor will supervise the project from beginning to end to make sure that everything is absolutely perfect.

We have a three pronged marketing approach we use:

  • Photography
    To showcase the best qualities of your home we will bring in one of the top real estate photographers in the business to take photographs of your space.
  • Graphic Design
    Once we have your professional photography complete we will have our graphic designer create a beautiful full colour brochure and a postcard for distribution.
  • Target Marketing
    We use a precision targeted marketing mail-out campaign with the information cards about your property through Canada Post. This ensures that any interested buyers in targeted areas receive direct information about your property in their mailbox.

Our first open house at your property will be an agents open house. At the Agents Open House we invite all the top agents in Toronto to your home for a catered lunch and tour of your property. This is an excellent way to get agents with the top Toronto clientele interested in your property. Our second open house is a Public Open House at which we will host tours of your property for interested parties in your neighbourhood. We will reach out to neighbours with personal invites to help create a welcoming environment. We will offer light refreshments, promotional materials, and be onsite to offer tours and answer any questions that may arise.

We will not rest until we have exhausted our pool of potential buyers and have a solid offer (or offers) on the table at which point we will negotiate on your behalf to get you the best deal possible.
